BOCA RATON/DELRAY BEACH area, FLORIDA ~ This beautiful 3 bedroom/2 bathroom oasis, conveniently situated mid-way between Palm Beach and Boca Raton in EAST Boynton Beach, is 100% turn-key. Its mostly Tommy Bahama-inspired décor has all newer comfortable mattresses ~ 2 queens and 2 twins.  The property also offers a new queen-size sleeper sofa in the den and in the living room.  Additionally, wall-to-wall wood flooring, plush bedroom carpeting, crown molding, and ceiling fans were recently installed.  Abundant quality linens and luxurious down/feather pillows are provided {including a super-soft, queen-size heated blanket with dual controls}.  There are two attractive room dividers/folding screens that can be used for extra privacy around the sleeper sofas or between the twin beds, and a Sound Spa {acoustic relaxation machine} for the light sleeper.  Every bedroom has a luggage rack.  

The large heated {November to May, or $25 per night discount} swimming pool was resurfaced with 'Diamond Brite' when the large, deluxe hot tub was added.  Both the pool and hot tub have LED color-changing lights!  The hot tub also sports numerous therapeutic jet cycles, an actual waterfall, and cushioned headrests.  Fun flotation devices, water toys, and padded lounge chairs are provided.  The porch, patio, and lanai boast a Weber "Gold" charcoal grill, bar area with stool, bar cart, television, rattan furniture, and two dining areas to enjoy outdoor meals pool-side if desired.  There are 6 flat-screen SATELLITE televisions {with remotes} at the home, including a 60" in the living room,  a 42" in the master "Caribbean" bedroom, a 40" Smart TV in the "Hawaii" bedroom, and a 32" Roku TV in the "Bahamas" bedroom. free satellite-based WiFi {50 GB/max available, but NOT sufficient for Zoom calls or other excessive data use} throughout it.

This is a fenced property on a private dead-end street with minimal traffic.  Only the North side of the street, where this home is located, has NO condominiums behind it with various windows overlooking the pool area.  This feature provides us a huge advantage over other nearby rental houses.  Best of all, both the pool and hot tub are for private use only ~ NO "community" sharing with strangers!  Plus, all the bedrooms and bathrooms have door locks for complete privacy.  The master bedroom, on the opposite side of the house from the other bedrooms, has an en-suite with a convenient entrance to the Florida room and pool area.  There is a decorative electric fireplace in the living room with color-changing lights, a built-in heater, and a remote control.  The fully-equipped kitchen offers filtered water/ice, coolers, a dishwasher, disposal, microwave, blender, deluxe Margaritaville machine, pancake griddle, tea kettle, coffee maker, dishes, utensils, pots and pans, bake ware, cook books, assorted spices and cooking ingredients, etc.  Additionally, there is a laundry room with a full-size washer/dryer, iron/ironing board, hair dryers, curling iron, electric curlers, portable stereo/CD player, and indoor/outdoor games.  Its spacious driveway can comfortably accommodate up to 3 standard vehicles.

Adorned with dozens of flowers, palm trees, colorful hibiscus plants, manicured landscaping, and a charming tiki garden, this home is nestled in Boynton's most desirable {Intracoastal Waterway} neighborhood. Its street is across from the ocean inlet, and public beaches {Ocean Ridge and Lantana} are less than 10 minutes away by vehicle in either direction! Additionally, plentiful marinas are nearby if renting or chartering a boat is on your agenda for world-class fishing in the pristine Gulfstream waters off the East Coast of the Atlantic Ocean (NO oil slicks, red tides or algae bloom}.  Numerous popular restaurants and excellent shopping are about a mile away, including the Boynton Beach Mall.  Local guide books are provided for your convenience.  However, it's unlikely you'll want to leave this gorgeous property very often to explore so much the area has to offer!

Please NoteThis is a privately owned and managed home.  It is NOT a condominium or apartment governed by HOA rules that strictly prohibit short-term renting.  Private homes and villas in Florida subdivisions are also governed by HOA rules that strictly prohibit renting for less than 30 days.  Also, some entire towns {i.e., Ocean Ridge/Palm Beach} prohibit ALL short-term rentals.  Our property is not located in a subdivision and/or prohibited from renting short-term.  Make sure your rental agreement clearly states that the property you are renting is not governed by any HOA rules, etc.  There is absolutely zero chance that you will be reported by a neighbor, visited by a code enforcement officer, and immediately evicted for renting our home illegally. We are LICENSED {numbers available upon request} and fully-regulated by the County of Palm Beach/State of Florida.  If an owner or manager asks you to pretend that you are a "friend" or "relative" while renting, and/or does not charge you the mandatory 13% tax {tells you it is "included" if asked}, walk away before you pay anything and find a LEGAL rental. This is for your own protection.  It will help ensure that you have a great, hassle-free, and SAFE vacation.

Location: This property is located on Las Palmas Park {East Gateway Boulevard}. For obvious privacy/security/safety reasons, we never disclose the property's street number to strangers over the Internet and/or schedule private interior showings.  Be assured that the posted photographs are accurate, although may not reflect recent improvements.  The address is, of course, specified on the rental agreement. Please Google or MapQuest distances to points of personal interest {beaches, restaurants, attractions, airports, etc.} from the above street.  Due to time constraints and the fact that we are not a concierge service, providing directions, etc., for potential guests is just not possible.  All such requests are deleted.  We appreciate your understanding.


MINIMUM / MAXIMUM NIGHTS: There is an 8 NIGHT MINIMUM if Thanksgiving, Christmas Eve/Day, or New Year's Eve/Day is included, including check-out day. Minimum Nights are Non-Negotiable. Sorry, for legal reasons, we do not accept reservations for more than 21 nights at a time {can be renewed} and all such requests are deleted. Check-in can commence on any day of the week, if available, and we do not charge extra for weekends. Check-in is 4:00 P.M. and check-out is 11:00 A.M. Eastern Time, OR you can choose a 6:00 P.M. check-in and a 1:00 P.M. check-out if we are advised BEFORE the rental agreement is drafted.

HOLIDAY PREMIUMSWe add $50 to EACH night of the reservation if it includes, including check-out day, ANY federal or popular holiday {$100 extra per night if both Christmas Eve or Day and New Year's Eve or Day are included}. Again, this INCLUDES CHECK-OUT DAY and is for "EACH night of the reservation", NOT just the holidays. The above Holiday Premiums also apply if the reservation is part of a HOLIDAY WEEKEND, whether the actual holiday is included or not. Holiday Premiums are also Non-Negotiable. 

BOOKING FEES: Unlike large vacation rental sites, we do not charge any "Booking Fee" or "Service Fee" when booking directly through us with {FDIC insured} ZellePay. There is no "middle man" that requires a ridiculous commission!

CLEANING CHARGE: There is a standard departure cleaning charge of $250 added to each reservation for this spacious 3 bedroom/2 bathroom property. {ALL vacation rentals have a cleaning fee in addition to their posted rates}.

PET FEE: Dogs Only Allowed ~ Must be completely house-broken, totally flea-free, and very well-behaved. There is a non-negotiable $25 fee per night, per dog.

TAX: 13% ~ Florida owners/managers who do not charge this mandatory county and state total tax are NOT licensed or regulated!

PAYMENT OPTIONSDue to popular demand, we accept 3 convenient payment options ~ ZellePay {FREE to guest}, Wire Transfer {$15 to guest}, and 
and all major Credit Cards via PayPal {3% to guest but still MUCH cheaper than what vacation rental sites charge that averages 12%}. Since the merchant {property owner} NEVER sees the user's {guest's} bank account or credit card information, the user's data can NOT be hacked! Additionally, since all merchants are thoroughly and regularly vetted, there are NO safer or more secure payment methods on the planet. Never provide your banking or credit card information online to a third party {management company/vacation rental site} that charges you fees AND has unlimited access to make unauthorized charges to your account, which are extremely difficult to contest.

DEPOSITS: 50% deposit due to confirm reservation and guarantee dates. Balance due 30 days prior to arrival date {60 days if a holiday is included}. REFUNDABLE damage deposit {25% of base rental amount; double for foreign guests}, tax, cleaning charge, and dog fee {if applicable} due with balance. Collecting a damage deposit in advance is standard policy of most ZellePay and PayPal merchants since we do not have our guests' credit card information for collateral, as stated above.

DISCOUNTS: Our best rates are those posted and are FIRM. We do not offer any "last-minute" deals, specials, or government/military discounts {although we love and appreciate those who serve} other than the one stated above where there is a $25 per night discount if the guest does not require the pool to be heated {not applicable to monthly rentals}. Any rate reduction requests are automatically considered generic. Such inquiries are reported as SPAM, blocked from the system, and immediately deleted. Accordingly, we kindly ask all travelers to please respect our posted rates. Thank you!

Sorry, No Smoking of Any Kind ~ No Illegal Activity ~ No Pool Diving ~ No Loud Music ~ No Parties or Gatherings

Wheelchair Accessibility ~ The entire house is on one level and can provide {with advance notice} a shower bench and a portable/adjustable wheelchair threshold ramp. However, it does not have a walk-in bathtub or a roll-in shower. This property is NOT officially wheelchair accessible.

Please be aware that this property has regular/complete/professional exterminating service {Contessa Pest Control in Lake Worth can confirm}. However, since it is ground-level surrounded by abundant vegetation located near the water in hot and humid South Florida with frequent rainfall, a bug may slip in one of the doors, particularly when there are a lot of people in and out of the property. If there is a chance this may be a problem for you and/or any of your housemates, we kindly suggest booking upper-floor hotel rooms instead.  {Be sure to check the hotel reviews before booking, as most are currently experiencing a severe housekeeping shortage}.

Stay TOGETHER and forget about booking tacky, noisy, impersonal, expensive hotel rooms with no kitchen, washer/dryer, or PRIVATE swimming pool and hot tub.


RENT JUST HALF THE HOUSE!  Beautiful 2 bedroom suite {"Hawaii" and "Bahama" rooms} has a full bath & a PRIVATE exterior entrance to the pool, hot tub, tiki garden, lanai, covered porch, & driveway. The suite sleeps 4 {twins can be combined by guest to make king; conversion bedding provided} & provides luxurious down/feather pillows. Spaces include 3 TV's {one is a new 40" Smart TV}, WiFi, mini-fridge/freezer, microwave, coffee maker/coffee/supplies, Sound Spa {acoustic relaxation machine} for the light sleeper, alarm clocks, hair dryer, iron/board, remote-controlled ceiling fans, luggage racks, folding privacy screen, extra sheets/pillows, abundant towels, tote bags, coolers, beach chairs, & more.  Both the pool & hot tub have fun LED color-changing lights. The pool & hot tub are for your private use only ~ NO "community" sharing with strangers! There will NEVER be any other people {guests/owners} using the pool, hot tub, patio, screened porch, or back yard while you are a guest. You will have TOTAL privacy.
