"I spent a week at this cabin in early May of 2015 with my wife, son, daughter-in-law, and their two children. (We heard that you need to spend at least 5 nights in Gatlinburg to adequately experience everything the area has to offer). Needless to say, the kids really loved Dollywood and the Aquarium. We adults favored the great restaurants and shows. Of course, everyone loved the Smoky Mountains. The cabin was very clean, comfortable, well-equipped, and close to everything that we wanted to visit. We plan to stay there again when we come back in the fall with some friends from Arkansas, and highly recommend this property."

Stay TOGETHER and forget about booking tacky, noisy, dirty, cramped, impersonal hotel rooms with no kitchen, washer/dryer, or outdoor fireplace {how else would you make s'mores?!}.  And don't settle on a place way out-of-town forcing you to spend half your vacation stuck in the usual heavy traffic commuting to/from Gatlinburg during weekends, summers, holidays, and special events.  "It's just not worth the few dollars you may save" we constantly see posted on social media from those who have made this mistake.  Time is precious. Waste it wisely.   

Cozy, private, and quiet, this 100% turn-key chalet-style cabin comfortably sleeps 8:  2 KING beds {master bedroom has plush pillow-top mattress}, 2 bunk beds, and a queen-size sofa bed {mattress pad and foam pad provided} in the living room.  Keeping true to its vintage architectural heritage, it provides everything on ONE level with original hardwood floors, cathedral ceilings, and exposed beams.  The dining table comes with a leaf for expanded seating capacity {2 additional chairs located in bedrooms}.  There is a folding card table and benches for even more seating.  Also, abundant furniture is staged throughout the 2-LEVEL side deck to enjoy outdoor meals, coffee, and/or cocktails "in the woods".  Local grocery and restaurant delivery services are available to all of our valued guests.

This lovely chalet is conveniently located near the Gatlinburg Convention Center, the Ober Gatlinburg ski slopes, Dollywood, and Smoky Mountains National Park.  It is within walking distance to Gatlinburg's famous downtown "strip" with Ripley's Aquarium, Anakeesta, Space Needle, SkyLift Park, Dog Park, popular shops, delicious restaurants, moonshine bars, and various entertainment.  There are also trolley stops a short stroll away on East Parkway/Highway 321 that will take you all over, including Rocky Top Sports World and Gatlinburg Community Center.  The Center is open year-round and offers many fun, affordable recreation options.  This includes a large/heated/indoor swimming pool that is available from June to September: {copy/paste link}.  Many guests simply park at the post office and grab a trolley from there for wherever they want to go.^

Wheelchair Accessibility ~ This is a one-story house with no entry or interior stairs to climb.  However, the property is NOT officially wheelchair accessible.

Sorry, No Smoking of Any Kind Allowed ~ No Cooking with Curry or Other Strong Spices Allowed as a Courtesy to Subsequent Guests

 ~ Always Rent OWNER-DIRECT if you desire prompt and excellent service that a management company is rarely able and/or willing to provide. Also, this way you will avoid paying the huge "Service Fee", etc., that large vacation rental sites charge, while using unsafe/third-party/overseas payment system software {i.e., Yapstone's "RentPayment"} that gets hacked. Please Google it for current class-action lawsuit details. Additionally, be aware that management companies are able to manipulate reviews on their sites by posting fraudulent ones and only the good ones {if any} from guests. ~ 

*IMPORTANT: In an effort to reduce the overwhelming inquiries we receive about availability, rates, holiday premiums, minimum nights required during certain holidays, and location, PLEASE check here {everything posted IS correct and current} and read ALL of the posted details PRIOR to contacting us. We are always happy to promptly answer any other questions. Or, please let us know if/when you are ready to book a reservation.  We will then send you an itemized Invoice to review that reflects exactly what is posted here.  {Online booking is not yet available}.  Due to time constraints, frivolous inquiries ~ generic, those with no message, those that request information already posted, those that request a "quote"/"total"/"final price" {just multiply the number of nights by the posted rate, add the posted tax, add the posted cleaning charge, add the posted REFUNDABLE damage deposit, and add any applicable holiday premium/pet fee}, and those that request a rate reduction are deleted. As stated above, all posted reservation costs are clearly detailed on an Invoice for guests to review PRIOR to paying AFTER they advise us that they are ready to book. Thank you!

**HOLIDAY PREMIUMS: We add $50 {$100 if BOTH Christmas Eve or Day and New Year's Eve or Day are included} to EACH night of the reservation if it includes, INCLUDING check-out day, ANY Federal {please go to if not sure what they are} or Popular holiday. Popular holidays include Valentine's Day {$100 if BOTH Valentine's Day and Washington's Birthday are included}, St. Patrick's Day, Easter, Mother's/Father's Day, Halloween, etc. Again, this is for "EACH night of the reservation", NOT just the holidays. The above Holiday Premiums also apply if the reservation is part of a HOLIDAY WEEKEND whether the actual holiday is included or not. Holiday Premiums are non-negotiable. {The posted rates do not include Holiday Premiums}.

 ***PLEASE NOTE: There is a 4 NIGHT MINIMUM if EASTER, JULY 4TH, LABOR DAY, COLUMBUS DAY, VETERANS DAY, or NEW YEAR'S EVE/DAY is included, even on check-out day. There is a 6 NIGHT MINIMUM if THANKSGIVING or CHRISTMAS EVE/DAY is included, even on check-out day. Minimum nights are also non-negotiable. Sorry, for legal reasons, we do not accept reservations for more than 21 nights at a time. All such requests are deleted. Check-in can commence on any day of the week, if available, and we do not charge extra for weekends. Check-in time is 4:00 P.M. {never earlier as a courtesy to our cleaning staff} and check-out time is 11:00 A.M. Eastern Time, OR guest can choose a 6:00 P.M. check-in and a 1:00 P.M. check-out. The later option must be chosen BEFORE the rental agreement is drafted.

BOOKING FEES: Unlike large online vacation rental sites, we do not charge any "Booking Fee" or "Service Fee" when booking directly through us with ZellePay.  There is no "middle man" that requires a ridiculous commission!  {Please see below for additional details}.

CLEANING CHARGE: There is a standard departure Cleaning Charge of $200 {recently increased in order to retain 5* rated cleaners} added to each reservation for this 3 bedroom/2 bathroom property.  ALL vacation rentals have a cleaning fee in addition to their posted rates.

PET FEE: Dogs Only Allowed {MUST Be Completely House-Broken, Totally Flea-Free, Very Well-Behaved, & Crated When Left Alone If Necessary} ~ Non-Refundable Flat $50 Fee Per Dog. There is No Limit on the Amount of Dogs, the Size of Dogs, the Weight of Dogs, or the Breed of Dogs. Please Disclose if You Will Have a Dog{s} When You Submit Your Initial Inquiry. A $100 Fee Will Apply if the Rental Agreement Needs to be Re-Drafted to Include Any Dogs After the Booking has been Made {Excludes Dog Fee}.

TAX: 14% {Rentals that do not charge this mandatory city/county/state total tax are illegal and NOT licensed or regulated}.

REFUNDABLE DAMAGE DEPOSIT: 25% of the base rental amount or $250, whichever is greater {double for foreign guests}. This is standard policy of virtually all ZellePay and PayPal merchants since, as further explained below, we do not obtain our guests' confidential credit card information as collateral.

DEPOSITSTo keep our rates competitive, we must keep our administrative costs low. Therefore, the full rental amount is due to confirm a reservation. 

PAYMENT OPTIONSDue to popular demand, we accept 2 convenient payment options ~ ZellePay {FREE to guest} and all major Credit Cards via PayPal {3% to guest but still MUCH cheaper than the 12% minimum vacation rental sites charge}. Since the merchant {property owner} NEVER sees the user's {guest's} bank account or credit card information, the user's data can NOT be hacked! Additionally, since all merchants are thoroughly and regularly vetted, there are NO safer or more secure payment methods on the planet. Never provide your credit card information online to a third party {management company/vacation rental site} that charges you fees AND has unlimited access to make unauthorized charges to your account, which are extremely difficult to contest.

DISCOUNTS: Our best rates are those posted and are FIRM. We do not offer any "last minute" deals, specials, or government/military discounts {although we love and appreciate those who serve!}. All rate reduction requests are automatically considered generic. Such inquiries are reported as SPAM, blocked from the system, and immediately deleted. Accordingly, we kindly ask all travelers to please respect our posted rates. Thank you.

^LOCATIONThis chalet is located on West Loop Road.  For obvious privacy/security/safety reasons, we never disclose the street number to strangers over the Internet. It is, of course, specified on the rental agreement. Please Google or MapQuest distances to points of personal interest {downtown strip, restaurants, shops, attractions, buildings, hiking trails, ski slopes, etc.} from the property's road. We are just not able to provide these types of concierge services, due to the high volume of requests we receive daily from potential guests. We appreciate your understanding. Please note that since the chalet is situated part way up a mountain, a 4-wheel or all-wheel drive vehicle is recommended when using the main/West Loop Road entrance, particularly during snowy weather. The secondary/Loop Road entrance does not require any special vehicle.  The property is located within Gatlinburg city limits, so its PAVED roads get plowed on a regular basis when it snows! Sorry, EV charging is not permitted at this property. Please look up closest locations.

 We have an additional dog-friendly 3 bedroom/2 bathroom cabin in Gatlinburg that sleeps 8 {3 queen beds, a queen-size sleeper sofa, and a queen-size air mattress}. OCCUPANCY: The non-negotiable posted 8 person maximum that this property sleeps/allows {per fire code} obviously includes children of ALL ages. If your group will exceed this limit, you will need to book a different property or book an additional property. Please be aware that there are, of course, exterior cameras surrounding the property that document the ingress/egress of all occupants/pets. The violation of any rule will result in immediate eviction and/or forfeiture of all monies paid, including damage deposit. {An extra charge per person will apply if the total amount of persons stated on the original inquiry form is increased after the reservation has been accepted and paid}. Thank you for your understanding and compliance.

LICENSING: We are fully-licensed {current city/county/state license/permit numbers available upon request} and regulated by the State of Tennessee. Additionally, we are fully-insured and inspected annually by the Gatlinburg Fire Department.  Always confirm that whatever property you want to rent is legal and properly licensed before you pay anything. This is for your own protection and will assure that you have a great, hassle-free, and safe vacation.

Any lengthy gaps between reviews are because the property was owner-occupied, had long-term tenants, was closed due to COVID-19, or the guest just did not get a chance to return the Feedback form before the cut-off date. RENTAL AGREEMENT: Must be properly signed by the primary guest only and E-mailed back within 48-hours of being sent, or reservation will not be honored and no refund will be provided except damage deposit, immediately upon request.  We will have a date/time-stamped reciept of when sent from our address and are not responsible for guests who do not read their E-mail or check their SPAM file.  The primary/paying/non third-party guest who signs the Rental Agreement {current physical address required for it} must be at least 25 years of age {proof required via valid/current government-issued photo ID; passport/visa for foreign guests}, or reservation will not be honored and no refund will be provided except damage deposit, immediately upon request.  Please be aware that we reserve the right to decline travelers with poor language, communication, and/or reading skills for obvious reasons.
