Cuiano is a recently refurbished former colonial-style house set on the hill of Castello di Perle. The house has maintained its original Tuscan style with exposed beams and architraves in chestnut wood and stone fireplaces from the 18th century.
There are 5 apartments: La Loggia, La Stalletta, La Stalla, La Loggetta, La Cantina and the Casa Luca house. All the units are independent, have their own heating system and four of them have a fireplace. You?ll find satellite TV, a stereo system, CD player and fully equipped kitchen in all our apartments.
From the private garden behind the villa there is a spectacular view on the Valle del Niccone and the mountains of Umbria. In the centre of the garden there is the swimming pool for guest use only (12x6 metres), as well as plenty of garden furniture (sun-beds, tables, chairs, sun-umbrellas). In addition, in the illuminated part of the garden there is a barbecue, wood-burning oven and tables where you can enjoy a barbecue, pizza or drinks outdoors.
All around Cuiano you can find beautiful paths for pleasant walks or a ride on horseback. The paths can take you to crystal-clear streams, olive groves, chestnut and oak woods, ancient ruined castles, 12th-century churches, view points toward hidden valleys and Trasimeno lake. The path that leads to Trasimeno lake finishes at Gosparini from where there is a fantastic view of the lake and where you can enjoy refreshment at ?Lo Scoiattolo?.
The Cuiano agritourist farm is an excellent starting point for visits to Umbria and Tuscany: in one hour by car you can reach beautiful towns that will satisfy your spirit with art and religion as well as your body with a wide selection of eno-gastronomic products, not to mention the unequalled landscapes you?ll see.
For example in Umbria there is Assisi, Perugia, Spello, Foligno, Gubbio, Cittࠤi Castello and Trasimeno lake; in Tuscany you can visit Cortona, Arezzo, Siena, Pienza, Montepulciano.
Other interesting towns that are a little farther are Spoleto, San Giminiano and Montalcino.

Obviously, for our guests who prefer total relaxation, our agritourist farm offers peace and quiet and is an ideal spot for enjoying a book in tranquillity, sunbathing by the pool, taking a relaxing ride on horseback, or taking a walk to the stream or in the shade of olive trees.

APARTMENTS DESCRIPTION
CASA LUCA
Three double bedrooms (one with double bed, two with two twins), one bathroom; accommodates 6.
Casa Luca is a typical Tuscan rural house with a loggia in front. There is a dining-sitting room with sofa, armchairs and old stone fireplace; the kitchen is off to one side and a bedroom (with double bed) is off to the other. Another bedroom and the bathroom can be reached from the kitchen, and a brief staircase leads to the mansard bedroom for children.
LA STALLETTA
Two double bedrooms (one with double bed, one with two twins), two bathrooms; accommodates 4.
In front of the entry there is a courtyard paved with old stones where you can dine alfresco or relax outside. Entering, you find the equipped kitchen and a small dining area.
Then, there is the sitting room with armchairs and one bedroom and bathroom.
At the top of the stairs there is the other bedroom and bathroom as well as a terrace with a view of the hills.
LA STALLA
Two double bedrooms (one with double bed, one with two twins), one bathroom; accommodates 4.
This apartment is on the ground floor facing the garden. There is a sitting room with fireplace, sofa and armchairs. Due to the size of this room, it is often used by groups for dining together. The kitchen is equipped for groups also and has a dishwasher.
The bedrooms are spacious and airy. The bathroom is accessible for handicapped guests.
LA LOGGETTA
One double bedroom, one bathroom; accommodates 2.
You reach this unit by an external stair. Once inside you find a sitting room with sofa and old stone fireplace, and the equipped kitchen. The large bedroom and spacious, airy bathroom are separated from the living area by a door.
LA CANTINA
One double bedroom, one bathroom; accommodates 2.
This unit is particularly suitable for a couple. The entry is near the garden and once inside you find the built-in kitchen and sitting room with armchairs and large antique table.
The sleeping area includes a spacious, cool bedroom where an afternoon rest on a warm summer day is truly pleasant. The bathroom has a bath tub.
LA LOGGIA
Three double bedrooms (two with double bed, one with two twins), two bathrooms; accommodates 6.
A stone staircase leads to the covered terrace (loggia) from which there is a view of the Pierle castle. From here you enter the apartment. There is a sitting room with sofa, armchairs and old stone fireplace, and through an arch there is the kitchen. At the top of the stairs there are the three bedrooms. One bathroom is for the master bedroom and the other bedrooms share the other one.

"My husband and I rented La Loggia for the month of June 2002. We were joined by one other couple for the first two weeks of the month and by my mother and aunt for the last two weeks. In spite of the fact that we had different expectations and physical abilities, Cuiano was a perfect base of operations for all of us and La Loggia was the ideal apartment. We alternated excursions to the many surrounding towns and villages with days spent in complete relaxation at the villa; it was divine. We drove to most places but used the train for our trips into Firenze, which I would recommend to anyone staying at Cuiano. As indicated in other recommendations, the road up to the villa is a treat. Steep and lots of sharp curves. It is a lot of fun to drive; just make sure you have a car with a bit of spirit. Franco was a wonderful host and takes great care of the property. There was even a garden for the use of the guests. We took as much advantage of it as we could, harvesting lettuce, basil, peas, zucchini and onions. If we had stayed for another couple of weeks, we would have had bushels of green beans and tons of tomatoes, too. Franco was also very helpful in making recommendations for restaurants, shops, etc. Mercatale became our village in no time at all and provided with us with every necessary comestible and many that, although not strictly necessary, certainly enhanced our experience. The village bakery is fabulous, the butcher shop equally good and the grocery stores delightful. We thoroughly enjoyed sitting in Bar Shiela watching Italy play in the World Cup and we tried our best to completely consume the bar's supply of Magnum, Double Caramel ice cream bars (Dove bars pale in comparison). We would highly recommend Villa Cuiano to anyone who wants to experience some of the sights of Tuscany and Umbria while staying in a location that allows one to relax in a quiet, beautiful natural setting. We did, however, have one complaint about our stay. . .we wish we could have stayed even longer. "
