RiverBarn originally constructed in 1912, served as a cow-barn, until it was transformed into a B&B in 2004. The grounds are quiet, private, scenic, riverfront (on the cleanest river in Texas), and offers decks, picnic tables, rod iron furniture, grills, burn rings for campfires, night-lighting for fishing, tubes for water play, ice machine, enclosed outside eating area and shower house/restroom, and all the stars you can count.
The B&B has three suites on the top floor all with different themes: The Bear Room, The Deer Room, and the Canoe & Fishing Room. The rooms are fully equipped with kitchenettes: refrigerators, microwaves, coffee makings, toaster, basic place settings, basic spices, and paper goods. The bathrooms are private with showers, makeup areas, hanging & storage, hair dryers, and trial size bath products. The bedrooms have queen beds and either a sofa, love seat, or recliner, and two rooms have a separate reading room. We are located 5 miles from SkyDive San Marcos, 40 minutes from the Austin airport (and do offer airport pickup and a stop at the grocery store), 20 minutes from the San Marcos outlet malls, 30 minutes from Schlitterbahn water park, and about an hour from: The Alamo, SeaWorld, Fiesta Texas, RiverWalk (downtown San Antonio), and 6th street (downtown Austin). We will do our best on any special request: massage appointments, ceremonies, etc., if arrangements are made in advance.
Ask about special vacation packages for stays of 4 or more days inclusive of tubing/transportation that come with or without meals. I do prepare crock-pot meals for $25 or a Steak Dinner with all the trimming for 2 for $40.

** This is an all adult resort unless you book 2 rooms for a two night minimum (because I don't book others when kids are here) then well supervised, and well behaved children, age 7 or greater are allowed. NO CHILDREN are allowed on the riverfront or in the river without parental supervision. The river is from 2 1/2 to 4 ft deep nice for swimming/play
